About OpenFM

In the digitalization process Today, there are high adoption of usage of new technologies in the AEC industry, comparing to that Facility Management (FM) seems falling behind. Part of the reason is lacking of standards.

The International Facility Management Association (IFMA) defined FM as the profession that encompasses integration of multiple disciplines activiteis to en sure the functionality of the integrated environment management of human capital, work, process and technology (2005). And inspired by the OpenBIM movement in recent years, we think that incorporating the collaborative open standards might bring FM to the next level.

OpenFM concept developed on top of IFMA, 2005

OpenFM's goal is to promote the use of open standards among the FM industry and bring process more interoperable and closing the gap between the latest technology development and FM process. As well as to document and promote and standards of FM best practice among the territories.

Current Situation

Taking the Level of Detail (LOD) issue in BIM-FM application as an example. Some suggest in FM it requires the LOD higher than the as built one. Some suggest to generalize the model after the handover for graphical performance, some suggest graphical and non-graphical elements require different LOD in the FM applications. Taking Common Data Environment (CDE) as another example, which is well defined and used in the design and construction phase, while all asset data are kept in the single source of truth, but in operation phase, data becomes discrete. Integration effort of FM system and BIM workflow is falling behind and the issue cannot be solved without common standards not only on data exchange between systems but also on the FM business processes and its interfacing with the emerging technolgies.
